Quick Facts on Covenants, Conditions, and Restrictions (CCRs)

 

1. Use of Property:

  • Properties may be used for residential, recreational, and agricultural purposes only.

  • Commercial use is prohibited.

2. Building Requirements:

  • Minimum Square Footage: The main residence must have at least 2,200 square feet of enclosed air-conditioned and heated living space (excluding porches, decks, and garages).

  • Masonry Requirement: A minimum of 75% of the exterior walls of the residence must be masonry (stone, brick, or other approved materials). All sides facing the main roadway must be 100% stone or brick unless a variance is granted.

  • Guest Houses: Guest houses must have a minimum of 700 square feet of air-conditioned and heated living space (excluding porches) and must match the architectural style and materials of the main residence.

  • Outbuildings: Detached garages, workshops, and barns are permitted if built with quality materials, on a permanent foundation, and harmonize with the main residence. Garages must be enclosed and built with the same materials as the main residence.

  • Roofing Requirements: Roofs must be made from high-quality materials such as slate, metal, or dimensional shingles. Flat roofs are prohibited.

  • Driveways: Must be hard-surfaced and at least 10 feet wide, flaring to 16 feet at the roadway.

  • Time to Complete Construction: The main residence must be completed within 18 months from the start of construction. Other structures must be completed within one year.

3. Setbacks:

  • No building can be located nearer than 80 feet from the centerline of the private easement road and 75 feet from any perimeter property line of an Estate.

4. Fencing Restrictions:

  • All fencing must be approved by the ARC, and chain-link fencing is prohibited at perimeter locations. Barbed wire is also prohibited along frontage areas.

5. Animal Restrictions:

  • Allowed Animals:

    • 2 horses, llamas, alpacas, or donkeys per tract.

    • 5 goats per tract.

    • 15 yard chickens in a contained area.

    • Common household pets (e.g., dogs and cats) in reasonable numbers as determined by the Board.

  • Restrictions:

    • No animals may be kept for commercial purposes.

    • Dogs must be kept in a kennel, dog run, or fenced area and are not allowed to run loose.

    • The Board has the authority to determine if an animal is a nuisance and may require removal if necessary.

6. Environmental and Aesthetic Standards:

  • Restrictions on exterior lighting to preserve the dark sky environment.

  • Roofing materials must be of high quality, and bright colors are prohibited on exteriors.

  • Yard maintenance is required, and dead trees must be removed.

7. Temporary Structures:

  • No temporary structures (e.g., tents, mobile homes) may be used as permanent residences. Temporary use of travel trailers or motor homes is allowed during construction for up to 18 months.

8. Hunting and Firearms:

  • Hunting and target practice are allowed in a safe and ethical manner, but no rifles or pistols may be discharged. Only shotguns, bows, and crossbows are permitted.

9. Propane Tanks:

  • Propane tanks must be buried or attractively screened from view.

10. Swimming Pools:

  • Above-ground pools are prohibited unless approved by the ARC. Permanent in-ground pools must be enclosed by a fence with self-closing and self-latching gates.
